Chapter 7 - The Settlement of Account

Three weeks after my surgery, the civil court issued its final summary judgment.

The judge ruled the sale of my condo entirely null and void due to fraudulent conveyance. The deed was formally cleared of all clouds, returning 100% legal title of 412 Oakridge Lane, Unit 3B to me.

Apex Title Services, terrified of a secondary negligence lawsuit for failing to verify the power of attorney rider, agreed to a private out-of-court settlement, paying me $75,000 in damages for legal fees and emotional distress.

My father, facing five counts of felony real estate fraud, grand larceny, and forgery, entered a negotiated plea deal with the District Attorney's office to avoid state prison time.

The terms of his plea agreement were brutal:

Three years of supervised criminal probation.

500 hours of mandatory community service.

A formal criminal record as a convicted felon, effectively stripping him of his professional accounting license.

A permanent restraining order forbidding him or my mother from coming within 500 yards of me, my condo, or my workplace.

On the day the plea deal was signed, David Vance came to my corporate apartment with a bottle of champagne and the final court order restoring my property.

We sat on the balcony overlooking the city skyline, the cool autumn air crisp and clean.

"You won, Molly," David said, raising his glass. "Complete victory. The house is yours, the damages are paid, and the perpetrators have been brought to justice."

I took a sip of champagne, feeling the soft prickle of bubbles against my tongue. I looked down at my hands—hands that had worked double shifts, hands that had tiled my own kitchen, hands that had survived surgical needles and betrayal.

"It wasn't a victory, David," I said softly. "It was an evacuation."

"I didn't just lose a family," I said, looking out at the city lights. "I lost the illusion that I ever had one in the first place. But for the first time in thirty-one years, I am finally free."
